A properly installed asphalt driveway typically lasts 20 to 30 years. Parking lots under normal commercial use last around 15 to 25 years. That lifespan depends on two factors. A solid base and routine maintenance.
Sealing every three to five years helps protect the surface from water and sun exposure. Without it, wear shows up sooner.
If the base was done poorly, problems can appear in five years or less. Surface treatments cannot correct a failing foundation.
Asphalt or Tar and Chip: What Fits Your Property
